Who This Project Actually Fits
Worth being direct about this rather than presenting every project as fitting every buyer: this is a large end-use family home first, and a long-hold asset second. At 2,473–3,379 sq.ft. of carpet area across three living floors, it's a materially bigger commitment — in cost, in maintenance, in the lifestyle it assumes — than the 3BHK apartment format we've covered separately, or a studio suite built for rental turnover. The no-shared-walls villa format is genuinely differentiated from most "villa" products in Jaipur that are actually row houses with at least one party wall, so if privacy and a true standalone feel matter to you, that's a real point in its favour.
It's a less natural fit if you're chasing rental yield or a smaller entry ticket: four floors of living space (including the terrace) is more house than most tenants need, and the buyer pool for a resale at this size and price point is narrower than for a compact apartment. What Stands Out in the Specifications
A few details in the brochure are worth flagging because they matter more than they might seem:
- No shared walls — explicitly marketed as a "true villa concept" with three-side-open design. Worth confirming the actual setback distance to the next villa on a site visit, since "no shared wall" and "meaningful privacy" aren't automatically the same thing.
- Private lift in every villa — a genuine convenience across three floors of living space, and not a standard inclusion in most villa projects at this price tier; ask what maintenance/AMC costs this adds.
- 3KW solar + dedicated EV charging per villa — meaningful running-cost offset if you actually use both; confirm whether the solar system is grid-tied with net metering or standalone.
- 51,000+ trees and a 120-metre lake — landscaping at this scale is a real differentiator, but ask how much of it is complete versus planned, since large-scale landscaping is often finished in later phases.
- Two-phase delivery (56 + 40 villas) — clarify which phase your specific villa falls in and its independent possession timeline; buying in a later phase of a multi-phase township carries different construction-risk and amenity-access timing than the first phase.
Unit Economics — What We Can and Can't Tell You

- Carpet area varies by roughly 37% across the four villa types (2,473 to 3,379 sq.ft.) — the smallest (Aralias) and largest (Dahlias) villas are a different scale of home and very likely a different price bracket, so confirm which specific villa type and villa number you're being quoted for.
- Saleable-to-carpet loading runs from roughly 55% to 65% depending on villa type — noticeably higher than a typical apartment's loading, largely because of the sizeable private balcony/terrace allocation (803 to 1,371 sq.ft. per villa) — confirm this against the RERA filing rather than the brochure figure alone.
- Ask directly what's included as standard "Fittings & Finishes" versus what's an optional upgrade — the brochure lists tile cladding, smart locks and cove ceilings as standard, but confirm exact inclusions per villa type.
What To Verify Before You Commit
Beyond the standard RERA/JDA/title checks in our legal checklist:
- Visit the SEZ Road site in person before booking — a large landscaped township is exactly the kind of project where seeing current construction progress in person matters most.
- Ask specifically which phase (1 or 2) your chosen villa is in, and get that phase's independent RERA-filed completion date.
- Confirm what portion of the 51,000+ trees, the central lake and the clubhouse amenities are complete today versus planned for later phases.
- If comparing against a similar villa product elsewhere, weigh the private-lift and no-shared-wall specification explicitly — these add real cost and are not universal in this asset class.
Future Outlook
