Every project brochure in Jaipur says its locality is "appreciating fast." Almost none of them tell you what a locality is actually trading at, per square foot, right now. This page is our attempt to fix that — plain price ranges by locality, sourced from public listing data, refreshed periodically, and clearly labeled for what they are: indicative starting points for your own negotiation, not valuations.

These are indicative ranges compiled from public real-estate listing platforms (99acres, Square Yards) and market reporting as of August 2026 — not Yash Terra's proprietary transaction data. Actual price for any specific plot depends heavily on exact location within the locality, road width, corner vs. mid-block position, JDA sector, and current negotiation dynamics. Use this as a starting reference, not a valuation.

Price by locality

Land/plot rates and apartment rates move differently within the same locality — plotted land in a well-located pocket often trades at a premium to nearby apartment developments, while in other pockets it's the reverse. Both are shown separately below.

What actually moves the price within a locality

  • Road width and frontage. A plot on a 60ft+ road can price meaningfully above an otherwise identical plot on a narrow internal lane in the same sector.
  • Corner vs. mid-block. Corner plots typically carry a premium, often 10–15% above a comparable mid-block plot.
  • Distance to the nearest arterial road. On corridor localities especially (Ajmer Road, Tonk Road, Sirsi Road), price drops off quickly as you move away from the main highway frontage.
  • JDA sector and approval status. A JDA-approved sector commands a real premium over unapproved or pending-approval land nearby — see our Legal & Land Records Guide for how to verify this yourself.
  • Facing and shape. East or north-facing plots are often preferred locally and can command a small premium; irregular-shaped plots typically price below a comparable regular rectangular plot.

We update this page periodically as new data becomes available. We don't warrant these figures as exact for any specific plot — they exist to give you a realistic starting range before a conversation, not to replace one.
