Real estate decisions rarely travel well. What makes sense for a buyer in Gurugram doesn't automatically make sense for one in Bandra, and a Jaipur local weighing a plot on Ajmer Road is asking a different question than an NRI comparing it to a flat back home. So rather than one generic pitch, here's the case for Vatika Infotech City broken out by where you're actually sitting when you read this.
The short version, for anyone in a hurry
Vatika Infotech City is a 507-acre* integrated township on the Jaipur–Ajmer Expressway, master-planned by New York's Studio u+a around a walk-to-work concept. It already has functioning roads, water harvesting and recycling infrastructure, underground power cabling, a Manipal University campus, The Millennium School, and a City Centre commercial district — alongside residential options spanning plots, independent floors (Urban Woods), gated villas (City Front Villas), and condominiums (Jaipur 21, The Park Apartments). Yash Terra sources and structures purchases across all of it.
*Vatika's own materials have quoted the township's total area differently at different times — older brochures say "over 600 acres," the current Vatika Infotech City site and its more recent villa brochure both say 507 acres. We use 507 acres as the current figure and recommend reconfirming it with Vatika before any figure is used in binding documentation.

The single biggest change in this equation over the past three years is the road, not the township. The Delhi–Mumbai Expressway's Delhi–Dausa–Lalsot stretch, inaugurated in February 2023, brought the Delhi–Jaipur road journey down from roughly five hours to about three-and-a-half, according to contemporaneous reporting at the time. That's a genuinely different commute than it was a decade ago, and it puts a gated, serviced township on Ajmer Road within striking distance of a Saturday-morning drive from Gurugram or South Delhi.
What that buys you, compared to a Gurugram or Noida second-home purchase:
- A materially lower entry price for a comparable villa or independent-floor product, in a market multiple 2026 property reports flag as still under-priced relative to its infrastructure trajectory.
- A managed, gated alternative to a standalone farmhouse — security, power backup and upkeep are part of the township, not something you arrange separately.
- Genuine diversification away from NCR price levels that several 2026 market commentaries describe as "saturated," with capital increasingly rotating toward high-growth Tier-2 corridors like Jaipur.
Best fit: City Front Villas (a 500m detour off Ajmer Road, gated, 3BHK) for a weekend/second home; Urban Woods independent floors or a Jaipur 21 condominium for a rental-yield play close to the Manipal University and Mahindra World City catchment.

The calculus here is less about the drive and more about the flight. Jaipur is a short domestic hop from Mumbai, which changes a second home or investment property from "somewhere I visit" into "somewhere I can manage remotely" — provided the underlying asset is transparent enough to buy without being on the ground constantly.
That's the specific gap a branded, master-planned township closes that a standalone project usually can't:
- One developer, one set of specifications, one place to verify RERA status and construction progress — rather than reconciling claims across several independent builders.
- An established employment and rental base already on-site (Manipal University's campus, The Millennium School, and Mahindra World City's tenant roster of names like Infosys, Wipro, Genpact and ICICI Bank a short drive away) to underwrite rental demand rather than hope for it.
- A structured process on Yash Terra's side — virtual walkthroughs, documentation support, and a single point of contact — built specifically for buyers who can't fly in every time a decision needs making.
Best fit: A Jaipur 21 or Park Apartments condominium for a lower-maintenance, lock-and-leave rental asset; a plot inside the township for buyers taking a longer view and comfortable holding land.
If you're reading this from Jaipur (or are Jaipur-origin/NRI)
You already know Ajmer Road. What's changed is the corridor's status: multiple 2025–2026 Jaipur property reports now name Ajmer Road specifically as one of the city's primary micro-markets for both residential and commercial growth, citing Ring Road expansion, rising commercial footfall and continuing infrastructure spend as the drivers — alongside reported plans to extend Jaipur Metro's proposed Line 1D from Mansarovar toward Ajmer Road and the Heerapura bus stand.
For a local or NRI buyer, the case is less about discovering the location and more about choosing the right entry point within it:
- Hold and appreciate: a residential plot in the Central Park or Valley Park precincts.
- Move in now: a City Front Villa or an Urban Woods independent floor, both offering more space per rupee than a comparable central-Jaipur apartment.
- Rent and hold: a studio or 2BHK at The Park Apartments or Jaipur 21, aimed at the professional and student population around Manipal University and Mahindra World City.
